Bvlgari Resort and Mansions Abu Dhabi A New Private-Island Destination
Bvlgari Resort and Mansions Abu Dhabi is set to introduce a new level of branded waterfront living to the UAE capital.
Scheduled to open in 2030, the development will combine a luxury resort, private villas, exceptionally large mansions, a marina, fine-dining restaurants and wellness facilities on a private island overlooking the Abu Dhabi coastline.
The project is being developed through a partnership between Bvlgari Hotels & Resorts and Eagle Hills, an Abu Dhabi-based private real estate development company.
Unlike a conventional branded apartment development, Bvlgari Resort and Mansions Abu Dhabi is designed as a private-island destination centred on space, waterfront access, hospitality and exclusivity.
Bvlgari Resort and Mansions Abu Dhabi Overview
The development will include:
- 60 hotel rooms and suites
- 30 private resort villas
- 90 private mansions and estates
- Mansion sizes ranging from approximately 1,650 to 2,500 square metres
- Eight estates with private beaches
- Selected mansions with private yacht docks
- A 40-berth marina
- Bvlgari Yacht Club
- Restaurants, cafés and luxury retail
- A 2,000-square-metre Bvlgari Spa
- Fitness and wellness facilities
- Marine activities and water sports
- Expected opening in 2030
These details have been confirmed by Bvlgari Hotels & Resorts and project partner Eagle Hills.
Where Will Bvlgari Resort Abu Dhabi Be Located?
Bvlgari Resort and Mansions Abu Dhabi will occupy a private, horseshoe-shaped island extending from the Abu Dhabi Corniche.
The island’s shape allows different parts of the development to face the open sea, the city skyline, Qasr Al Watan or a sheltered internal cove. This creates a variety of waterfront settings within the same destination.
Residents and hotel guests will be able to reach the island through a purpose-built bridge or arrive by sea through its marina.
The location is intended to provide the privacy of an island retreat while remaining within convenient reach of central Abu Dhabi and the capital’s cultural, business and hospitality districts.
The Bvlgari Mansions
The residential component is one of the project’s most distinctive features.
Bvlgari Resort and Mansions Abu Dhabi will introduce 90 private residences ranging from approximately 1,650 to 2,500 square metres. These are considerably larger than the typical villas and branded residences available in Abu Dhabi.
The homes will offer different views depending on their position, including:
- Open-sea views
- Abu Dhabi skyline views
- Views across the private cove
- Sunset-facing positions
- Direct beachfront settings
Eight estates will have their own private beaches. Selected mansions will also include private piers capable of accommodating boats measuring up to 25 metres.
This means certain residents may be able to travel between their home, the Bvlgari marina and other waterfront destinations without relying solely on road access.
The residential design will combine contemporary international architecture with influences drawn from Abu Dhabi’s culture, environment and craftsmanship.
Architecture Inspired by Italy and Abu Dhabi
The project’s architecture is being designed by ACPV ARCHITECTS Antonio Citterio Patricia Viel, the Milanese firm responsible for the design of other Bvlgari hospitality destinations.
The concept is intended to combine Bvlgari’s contemporary Italian identity with Arabian traditions and Abu Dhabi’s natural environment.
The architecture has been described as a composition of glass and gold emerging from the sand. Materials, colours and forms will be used to reflect the emirate’s landscape and heritage without making the destination feel disconnected from its surroundings.
Landscape architecture will be handled by Milan-based firm LAND. The island will feature dunes, gardens, sculpted natural structures and transitions between formal and organic landscapes.
The result is planned as a complete environment where the buildings, beaches, gardens and waterfront spaces form part of one coordinated design.
Inside the Bvlgari Resort
The main resort building will contain 60 rooms and suites arranged across different levels. These will include two Bvlgari Suites and a Bvlgari Penthouse.
The resort will also feature 30 individual beachside villas, each with a private pool and views across the sea, city or sheltered coves.
The most significant hotel residence will be the five-bedroom Bvlgari Villa. Covering approximately 1,200 square metres, it will be positioned within a private park leading to its own beach and will include a 20-metre swimming pool.
The resort component should help maintain professional hospitality standards throughout the wider destination while creating an international base for luxury tourism in Abu Dhabi.
Restaurants and Lifestyle Facilities
Bvlgari Resort Abu Dhabi will introduce several dining and lifestyle concepts associated with the brand’s international hotels.
Planned venues include:
- Il Ristorante – Niko Romito
- Hōseki Japanese restaurant
- A refined Turkish restaurant
- La Spiaggia restaurant
- Bvlgari Bar
- Il Caffè
- Bvlgari Dolci boutique
- La Galleria concept store
Il Ristorante will serve contemporary Italian cuisine curated by Michelin-starred chef Niko Romito, while Hōseki will offer a more intimate Japanese dining experience.
The inclusion of restaurants, cafés and retail concepts means the development will function as more than a residential community or seasonal hotel. It is being designed as a complete destination for residents, hotel guests, yacht owners and invited visitors.
Bvlgari Spa and Wellness Facilities
Wellness will be an important part of the resort experience.
The purpose-built Bvlgari Spa will cover approximately 2,000 square metres and include:
- Treatment and wellness facilities
- A 25-metre lap pool
- A 1,000-square-metre fitness centre
- An outdoor deck overlooking the sea
- Landscaped relaxation areas
These facilities will complement the island’s beaches, walking areas, marine activities and water sports.
The project’s focus on privacy and lower-density development may also create a quieter residential environment compared with high-rise branded residences in the centre of the city.
Bvlgari Yacht Club and Marina
A major feature of the development will be its Bvlgari Yacht Club and 40-berth marina.
The Yacht Club will have a private beach, an exclusive membership programme and facilities supporting boat owners and island residents. It will also serve as a base for water sports and sea excursions.
The marina creates a second point of arrival for the island, allowing residents and guests to access the resort by boat.
Selected private mansions will go even further by providing their own docks for boats measuring up to 25 metres. This combination of a central marina and individual residential piers distinguishes the project from many other waterfront developments in Abu Dhabi.
Why the Project Matters to Abu Dhabi
Bvlgari Resort and Mansions represents an important addition to Abu Dhabi’s growing branded-residence and luxury-hospitality market.
The capital already offers premium waterfront properties on Saadiyat Island, Yas Island, Al Maryah Island, Ramhan Island and Al Reem Island. However, the Bvlgari development occupies a particularly exclusive position because of its:
- Private-island location
- Limited collection of residences
- Exceptionally large mansion sizes
- Private beaches and yacht docks
- International hospitality brand
- Direct connection to the Corniche
- Resort, marina and residential components
The project could strengthen Abu Dhabi’s ability to attract high-net-worth residents, international investors and luxury travellers seeking privacy and long-term lifestyle value.
It may also contribute to the capital’s international profile as more global hotel and lifestyle brands establish residential developments in the emirate.
Is Bvlgari Mansions Abu Dhabi a Good Investment?
Bvlgari Mansions will occupy a very different market segment from conventional off-plan apartments or family villa communities.
Its investment appeal is likely to be based on scarcity rather than high-volume rental demand.
Only a limited number of residences will be available, and some will offer features that are difficult to reproduce elsewhere, including private beaches, direct yacht access and very large waterfront plots.
Potential advantages include:
- Limited residential supply
- Internationally recognised branding
- Private-island waterfront location
- Large land and built-up areas
- Resort-managed lifestyle facilities
- Potential appeal to international luxury buyers
- Proximity to central Abu Dhabi
However, prospective buyers should still evaluate the property carefully.
Important considerations include the final purchase price, payment plan, service charges, management arrangements, resale restrictions, construction schedule and long-term maintenance costs.
A famous brand can support a property’s appeal, but buyers should also consider the quality of the individual mansion, its location on the island, views, beach or dock access and the terms of the sales agreement.
When Will Bvlgari Resort Abu Dhabi Open?
Bvlgari Hotels & Resorts and Eagle Hills have announced that the development is scheduled to open in 2030.
Because the project remains under development, its designs, residence specifications, prices, payment plans and completion schedule may change.
Interested buyers should rely on the latest official sales documents and developer information when the residences become available.
Bvlgari’s Growing Presence in the UAE
Bvlgari Resort and Mansions Abu Dhabi is positioned to become one of the capital’s most exclusive branded waterfront destinations.
Its combination of a private island, 90 residences, beachside resort villas, private yacht facilities, signature restaurants and extensive wellness amenities distinguishes it from the wider Abu Dhabi off-plan market.
The development is not simply offering homes beside a luxury hotel. It is creating a complete island environment built around privacy, waterfront living, hospitality and Bvlgari’s contemporary Italian design identity.
For investors and end users seeking an exceptionally limited residence in Abu Dhabi, Bvlgari Resort and Mansions is a project worth following as it progresses towards its planned 2030 opening.
